Job description
The Maintenance Staff is responsible for maintaining the overall condition and functionality of properties under management. This includes routine repairs, upkeep of common areas, responding to tenant service requests, and ensuring that the property complies with health and safety regulations. Maintenance Staff reports directly and provides support to the Property Management Head.
RESPONSIBILITIES
General Maintenance & Repairs:
- Perform routine maintenance tasks including plumbing, electrical, carpentry, painting, HVAC, and appliance repairs.
- Address and resolve tenant maintenance requests such as leaking faucets, broken windows, faulty electrical outlets, etc.
Preventive Maintenance:
- Conduct regular inspections of the property to identify maintenance needs before they become urgent issues.
- Replace air filters, clean HVAC systems, check water heaters, and perform other routine maintenance to prevent major repairs.
- Maintain and inspect fire safety equipment (extinguishers, alarms, sprinklers) and ensure they are operational.
Tenant Service Requests:
- Respond promptly to tenant service requests and perform maintenance or repairs as needed.
- Document all service requests, repairs, and maintenance performed.
- Communicate effectively with tenants and the Property Management Head regarding the status of maintenance requests.
Vendor Coordination:
- Coordinate with external vendors for specialized repairs or services (e.g., elevator maintenance, major plumbing or electrical work).
- Supervise outside contractors to ensure work is done properly and according to agreed terms.
Safety & Compliance:
- Follow all safety protocols and adhere to OSH regulations and local codes.
- Maintain tools and equipment in good working condition and ensure compliance with safety standards.
- Ensure that the property meets all local, state, and federal building codes and safety regulations.
Documentation & Reporting:
- Keep detailed records of maintenance work, repairs, and inspections.
- Assist with managing the maintenance budget and inventory of supplies.
- Report any significant issues, potential hazards, or needed upgrades
JOB SPECIFICATIONS
Experience: 1-3 years of maintenance or repair experience in a residential or commercial property setting.
Skills:
- General knowledge of plumbing, electrical systems, HVAC, carpentry, and other maintenance areas.
- Strong problem-solving and troubleshooting skills.
- Ability to use various tools and equipment (e.g., power tools, ladders, hand tools).
- Ability to work independently with minimal supervision.
- Strong attention to detail and organizational skills.
- Good communication skills to interact with tenants and vendors.
Job Type: Full-time
Pay: From Php16,000.00 per month
