1. Registration
- Responsible for securing required documents such as certified true copy of titles, tax declaration, writ of possession, judgment, certification of non delinquency, etc. for the registration of the remaining land use instruments in the Registry of Deeds.
- Responsible for the payment of different taxes (capital gain tax, documentary stamp tax, estate tax, transfer tax, etc)
- Responsible for bringing documents of land use instruments for the entry for registration at the Registry of Deeds.
- Registration of Real Estate Mortgage of 2,146 lots in the Registry of Deeds.
2. Expropriation
- Act as liaison between the Office of the Solicitor General and the Department of Energy for the pursuit of expropriation proceedings
- Serves as research & trial assistant of the lawyers of the Office of the Solicitor General when there will be hearings in Laoag and Bangui RTC.
- Responsible for filing of expropriation complaints/ motions coming from the OSG.
- Responsible for receiving orders/ notices from the courts and disseminating information to the land negotiators and/or to the Office of the Solicitor General
- Assist the Court Sheriffs of Laoag & Bangui to expedite the serving of summons, writ of possessions and orders from the court.
3. Land Negotiation
- Responsible for preparing legal documents of their assigned landowners (Affidavits/ Deeds) in order to complete the required documents needed by the RTC as well as the Office of the Solicitor General.
- Negotiate with the landowner whether lease contracts or payment of just compensation to close/ complete the land acquisition.
- Assist the just compensation commissioner in the ocular inspection of the lot subject for the determination of just compensation.
- Receive reports (written or verbal) from the ROW patrol and assure the Right of Way of the acquired lots free from any obstruction that may hinder the operation of the transmission line.
- Completion of publication of deeds (Adjudication/EJS) of lot owners for the transfer of ownership to the heirs and as requisite for just compensation. f. Land Acquisition of wind mast location for different wind expansion projects in Ilocos Norte.
