Job Title: Property Accountant
Location: Mandaluyong City, Metro Manila, Philippines
Job Summary:
The Property Accountant is responsible for the day-to-day financial and accounting operations related to property management. This includes preparing financial reports, reconciling accounts, monitoring budgets, handling tenant billing and collections, and ensuring compliance with regulatory and internal standards. The role requires close coordination with property managers, tenants, and other departments to ensure accurate financial tracking and reporting for assigned properties.
Key Responsibilities:
- Prepare monthly, quarterly, and annual financial statements for assigned properties.
- Maintain and reconcile general ledger accounts related to property operations.
- Ensure timely billing of rent, utilities, association dues, and other tenant charges.
- Monitor and follow up on tenant collections and outstanding balances.
- Review and process accounts payable and ensure proper allocation of expenses.
- Manage bank reconciliations and cash flow tracking for properties.
- Assist in annual budgeting and forecasting processes.
- Handle monthly accruals, journal entries, and adjustments as needed.
- Support audits by providing required documentation and schedules.
- Coordinate with property managers regarding financial performance, expenses, and tenant-related financial issues.
- Ensure compliance with BIR regulations and filing of VAT, EWT, and other tax requirements.
- Maintain proper records and documentation for all accounting transactions.
- Assist in improving accounting systems and processes to enhance efficiency.
Qualifications:
- Bachelor’s degree in Accountancy; CPA is an advantage but not required
- At least 2–3 years of accounting experience, preferably in property management or real estate.
- Knowledge of Philippine tax laws and BIR filing processes.
- Proficient in accounting software (e.g., QuickBooks, SAP, Xero) and Microsoft Excel.
- Strong analytical and problem-solving skills.
- High attention to detail and accuracy.
- Excellent communication and interpersonal skills.
- Ability to work independently and manage multiple deadlines.
