Requirements:
- at least 2-3 years experience in property management
- at least 1-3 years experience as property manager
- with strong understanding of property management principles, practices, and relevant laws and regulations is essential.
JOB SUMMARY:
a) Respond to residents’ complaints with regard to the operations, maintenance, and upkeep of the subdivision/village.
b) Conduct regular inspection of village facilities and common areas.
c) Assist in planning, preparation, and conducting meetings with Board of Directors.
d) Prepare and release circulars and communicate ail pertinent incidents, events and other matters that involve the property and community.
e) Ensures that resident’s issues and concerns are being resolved immediately.
f) In coordination with the Client, apply, secure and/or renew pertinent statutory permits and clearances such as but not limited to
i. Business Permit
ii. Barangay Clearance
iii. Sanitary Permit
iv. DENR/LLDA Permit
v. Fire Safety Inspection Certificate (FSIC), and
vi. Other government compliances
g) Prepare and recommend Annual Operating Expense Budget, including CapEx requirements subject to deliberation and approval of the board of directors.
h) Prepare and implement a comprehensive routine and preventive maintenance program for all village facilities/equipment.
i) Monitor and supervise activities of all ground maintenance and security.
j) Implement standard forms such as tenant move-in notification, work permit, gate pass, visitor’s pass, permit to carry renovation works, etc.
k) Review and evaluate submitted plans for the newly construction of the house.
l) Participate in the monitoring construction and final inspection of construction works
m) Ensure that security, safety and emergency response requirements of the whole Property.
n) Maintain and ensure that all fire and safety installations are operational and compliant to the safety standards.
o) Administer, manage and physically maintain the general upkeep of the Common Areas and Village Facilities.
Ensures that security shall provide security report, incident report and other activities in the subdivision.
