WHAT IS YOUR ROLE
We are looking for a highly analytical and detail-oriented Asset Management Analyst to support our asset management team with critical reporting and financial monitoring. This role is responsible for maintaining key performance metrics, performing rent roll audits, and preparing monthly financial reporting to support informed decision-making. The ideal candidate is organized, data-driven, and thrives in a fast-paced, collaborative environment.
This position offers asset management and data analysis professionals the opportunity to apply their analytical expertise in the meaningful field of affordable housing while working with a mission-driven organization. The role provides exposure to real estate finance, property performance analytics, and strategic asset management in a fast-paced, results-oriented environment.

WHAT WILL YOU DO
- Send Non-LPs the Audits
- IRS 8703 - Annual Certification of a Residential Rental Project (LIHTC)
- Compile Data and Send Annual Owner Certification
- Compile Date and Send Project Ownership Profile
- Process Annual Rent Adjustments
- Compile Data and Send Tenant Status Report
- Submit Consolidated Certificate of Compliance
- Welfare Tax Exemption
- Track S8 units that are beyond their AR date
- Track Special Claim submissions for vacancy, unpaid rent and damages and compare to actual vacancy, write-offs, and booked damage costs
- Track the eviction status of tenants at each property
- Provide Updates on DQ at each property and the status of each resident on the report
- Update Portfolio Dashboard with key metrics
- Identify key variances on Income Statement
- Update spreadsheet tracking capex spending vs budget
- Track replacement reserve requests vs spending
- Compile Data and Send Tenant Income Certification
- Complete Monthly Rental Comp Report
- Send LP Income Statements and Rent Rolls
- Send Lender Income Statements and Rent Rolls
- Conduct Rent Roll Audits to confirm units are paying LIHTC Max Rents (where applicable)
- Compile Data and Send Building Status Report
- Update Occupancy & Waitlist Survey
- Update Availability Spreadsheet
- Provide Occupancy forecast - Current occupancy +/- move ins/outs over next 4 weeks
- Maintain and update asset management dashboards on a weekly basis.
- Compile and provide Key Performance Indicators (KPIs) related to properties including market units, vacant units, evictions, net operating income.
- Conduct monthly rent roll audits to reconcile data and flag any discrepancies.
- Prepare monthly financial reporting documents and flag any anomalies.
- Partner with finance, compliance, and property management teams to ensure data accuracy and actionable insights.
- Review property related mail and draft tailored emails to property management team.

YOU HAVE…
- Bachelor's degree in Finance, Real Estate, Business Administration, or a related field.
- 2+ years of experience in asset management, real estate finance, or related analytics role.
- Strong understanding of financial reporting, property performance metrics, and audit processes using spreadsheets and financial software.
- Ability to interpret large data sets and present findings clearly.
- Strong communication skills, both written and verbal, and ability to work cross-functionally.
- Strong proficiency in Microsoft Excel; experience with data dashboards (e.g., Power BI, Tableau) is a plus.
