PHINMA Community Housing is looking for a Permits and Titling Coordinator who will ensure that all site permits, regulatory clearances, and homebuyer titling processes are handled accurately and on time.
This role is essential in maintaining our compliance with government requirements while supporting our internal teams in delivering quality service to our homebuyers.
JOB RESPONSIBILITIES
- Permits and Regulatory Compliance: Assist in securing and renewing project site permits (e.g., barangay, mayor’s, zoning permits) and coordinate with national agencies for approvals and regulatory clearances
- Mortgage and Title Annotation: Facilitate title updates, mortgage annotation, and coordinate with the Registry of Deeds (ROD), BIR, and other relevant agencies
- Titling and Ownership Transfers: Support homebuyer titling, including the transfer of ownership and registration of tax declarations
- Pag-IBIG and Agency Liaison: Coordinate with Pag-IBIG and other government agencies to ensure timely take-outs and compliance with requirements
- Tax Compliance: Act as the representative of PHINMA Community Housing for applications related to tax savings or exemptions, ensuring timely submission of documents to BIR, BOI, and related agencies
- Reporting and Documentation: Maintain and update internal logs, trackers, and official reports such as permit status, titling updates, and compliance logs
- Cross-Functional Collaboration: Provide support to internal teams (Legal, Documentation, and Sales) and ensure smooth coordination with external partners|
JOB QUALIFICATIONS
- Bachelor’s degree in Business Administration, Real Estate, or a related field
- At least 2 years of experience in permits processing, regulatory compliance, titling, or real estate documentation
- Knowledge of government permitting processes (barangay, mayor’s, HLURB, DHSUD, Pag-IBIG, etc.) and titling procedures (ROD, BIR, LGU)
- Familiarity with mortgage annotation, Pag-IBIG loan processing, and tax-related compliance
- Strong coordination and liaison skills with government offices
- Proficiency in MS Excel, Word, and document management systems
- Detail-oriented, proactive, and capable of handling multiple tasks and deadlines
- High level of integrity, professionalism, and excellent stakeholder coordination
