POSITION: Property Manager
Job Qualification
- Must be a graduate of Bachelor’s/College Degree in Electrical/Mechanical Engineering
- Must have a Professional License (Passed Board/Professional License Exam)
- At least 3-4 years of work experience in the property management industry.
- Possessing a wealth of leadership, analytical, and problem-solving abilities in addition to years of expertise in the property management sector.
- Recognize financial concepts, be flexible in changing circumstances, and have a strong commitment to ongoing development.
Job Description:
- Conduct regular property inspections to ensure operational efficiency, rule compliance, and safety.
- Provide regular updates to operations heads and stakeholders (board/landlord).
- Lead property management meetings to discuss issues, instructions, risks, and improvements.
- Maintain a 24-hour communication system for incident reporting and quick response.
- Enforce house rules and recommend revisions when necessary.
- Supervise and evaluate security operations, training, and compliance with service agreements.
- Ensure effective housekeeping operations, cleanliness, and immediate incident reporting.
- Develop and implement technical systems such as preventive maintenance, fire safety plans, and energy and waste management systems.
- Oversee compliance of technical/maintenance teams with service contracts.
- Communicate fire safety plans and ensure all guidelines are followed.
- Ensure the property is adequately insured.
- Develop and implement energy management plans, monitor usage, and report savings.
- Ensure all permits, licenses, and certifications are current and ISO-compliant.
- Maintain accurate documentation, inventory, and correspondence.
- Coordinate and document board/landlord meetings.
- Secure and manage legal and government documentation.
- Manage service providers including contract negotiation, performance assessment, and compliance.
- Monitor billing, collections, disbursements, and prepare monthly financial reports.
- Prepare annual and 5-year budgets and enhancement plans.
- Manage fund balances and maintain cash flow visibility.
- Monitor staff performance and promote effective communication and coaching.
- Support strategic initiatives and improvement plans.
- Strengthen stakeholder relationships through regular engagement and feedback surveys.
- Recommend process improvements for operational efficiency.
- Actively participate in corporate training, meetings, and development programs.
