Job Description
About the role
We are seeking a dedicated and detail-oriented Property Analyst to join our team. The primary focus of this role is to conduct comprehensive comparative market analyses (CMA) to estimate market prices and price ranges for properties. You will be responsible for conducting comprehensive property pricing and project pricing analyses to provide robust support to business stakeholders involved in property acquisitions and sales.
You will manage and maintain the company’s client equity tracking database, ensuring its accuracy and relevance through continuous valuation reporting. This role includes assessing current property values, projecting future pricing trends, and collaborating closely with stakeholders to offer informed insights for strategic decision-making in the dynamic realm of property transactions.
Key Responsibilities:
Conduct comparative market analyses (CMA) on shortlisted properties to estimate market prices and rents.
Match available properties to customer buying briefs and create shortlists.
Perform initial due diligence checks for hazards, risks, and property status.
Collect and compile listing information, including property descriptions, strata fees, council rates, water rates, and listing agent details, stored in our internal systems.
Review shortlists provided by customers or buyer’s agents and provide commentary on findings.
Explain why certain properties did not meet the brief or had outstanding risks or issues.
Perform due diligence checks and track residential property values through comparable sales and market analysis.
Identify areas for process improvement and actively support actions from conception to delivery.
Qualifications
Key Skills and Qualities:
Proficient in: Microsoft Office, CoreLogic RP Data and online listing platforms (nice to have)
Excellent proficiency in English communication.
Strong analytical and problem-solving skills.
Strong attention to detail.
Solid background in property valuation/estimate, market trends research, and property due diligence checks.
Knowledge of the Australian residential property sector (highly preferred)
Adaptive, proactive, and eager to meet deadlines individually or as part of a team.
Above-average technical report writing and average presentation drafting skills.
Experience & Qualifications:
At least 6 months of experience in residential property valuation, with a strong preference for candidates with exposure to the market approach valuation
Experience with MS Excel is non-negotiable.
Experience in market trend research and data management is a plus but not required.
No formal qualifications required; training will be provided on matching properties to buying briefs, creating accurate CMAs, and using property research and search tools.
