Asset Acquirement Management Staff

Job description:

I. Administration of Acquired Assets

• Sees to it that all ROPA Accounts are properly documented (technically and legally).
• Clear any physical improvements / impediments, ready and available for sale as to ROPA's legal and physical status (no pending cases, no tenant, etc).
• Inspects the property to established it's existence, present structure or appearance (2x a year).
• Take possesion.
• Storage.
• Prevent loss / preserve value.
• Insure all improvements.
• Pay taxes.
• Conducts periodic inventory of ROPA accounts to monitor accuracy of recording.
• Prepares / recommends plans and budget for ROPA management.
• Prepares and submits monthly report of overall accomplishment (7days after the reference month).

II. Disposition / Sales of Asset Acquired

• Established market value of each property and request authority and approve as to selling price of each acquire at liquidation value but sell at market value.
• Offer to the former owner (2 mos before expiration of redemption period).
• Sales network, takes active participation in tapping brokers, referrals, agents, and prospective buyers.
• Publish regularly, take active participation in advertising properties for sale in free publication, sending flyers, posting list of properties.
• Trip prospective buyers.
• Ensures collection of income generated by properties of the bank at the same time maximizing their earnings potential.
• Identifies and adopts other measures or options for the effective and immediate disposition of the foreclosed and voluntary surrendered assets.

Other Duties:

• Attends Acquired Assets Disposal committee meetings.
• Maintain confidentiality of information.
• Ensures proper up-keep of signed works area and equipment.
• Performs / attends to such duties which may be assigned by the Immediate Superior and other Higher Authorities from time to time.

Qualifications:

• Graduate of any Business course.
• Ability to work under pressure and meet deadlines.
• Ability to prioritize and manage multiple tasks.
• Attention to detail and accuracy
